Read Every Clause

The fine print, in plain English.

Every purchase, sale, and addendum gets a careful line-by-line read — financing terms, inspection rights, escrow deposit handling, default remedies, and the small clauses that quietly shift risk. You’ll get a clear summary of what each section actually means before you initial a single page.

Catch Every Deadline

Dates that protect, not surprise.

Florida real estate contracts are run by deadlines — inspection, financing, title objection, closing, and more. We map every date the moment the contract is signed and flag the ones that matter most, so you keep your deposit, your leverage, and your options.

Sign with Confidence

No surprises at the table.

Whether you’re buying, selling, or negotiating an addendum mid-deal, you’ll sign knowing exactly what you’ve agreed to and what each party owes the other. If a clause needs to change, we draft it cleanly. If a term is non-negotiable, you’ll know that too.

Common Questions

Contracts, answered.

A few of the things buyers and sellers ask before sending a contract over.

Before, whenever possible. Once you sign, your options narrow to whatever the contract gives you. A short pre-signing review almost always costs less than fixing a problem after the fact. If you’ve already signed, we still review and tell you exactly where you stand.

Agents are skilled at the business side of a deal, but they aren’t lawyers and can’t give legal advice on contract terms, risks, or remedies. A separate legal review protects you and protects your agent — they want you to fully understand what you’re signing too.

Standard FAR/BAR and AS-IS contracts cover purchase price, deposit, financing, inspections, title, survey, closing date, default, and dispute resolution — plus any addenda the parties add. Each section has trigger dates and consequences; we walk you through the ones that affect you most.

Addenda are where deals get won, lost, and re-traded. We review or draft them with the same care as the main contract, because a poorly worded amendment can undo every protection you negotiated up front.

Yes. Small commercial purchases, leases, and investment property contracts get the same careful read. The terms are different — due diligence periods, entity issues, leases in place — but the discipline is the same.

Always. Contract review is the kind of work that should sit with the attorney, not a paralegal. Every clause, every deadline, every margin note is Gabrielle’s.
